Are you or have you been looking to purchase real estate in Gainesville GA or surrounding areas? If so now may be a real good time to get moving. Currently the flux of foreclosures we’ve seen in the Gainesville area are only staying on the market for approximately 60 days. In this current market we’re also seeing multiple offers on these great deals. Additional incentives are low interest rates and tax credits for first time home buyers.

I can tell you for certain that no one knows for certain where that bottom is…. matter of fact it may be here right now. I personally do not see Gainesville GA real estate pricing going much lower. Spring is coming and the housing market in Gainesville, GA is soon to bloom! Looking at the January numbers of residential home sales, pending home sales, and new listings in Hall county Georgia, the market is moving in the right direction. Hall county Georgia is down 20.4% in new listings, this means there are not as many homes coming on the market, so less competition for the current homes for sale in Hall county Georgia. Also for the month of January new foreclosures in Gainesville Georgia was down 2%. That is good because foreclosures for sale in Gainesville, Georgia directly effect the saleability of a the average resale due to the pricing, also helps in bringing up the average sales price. In January 2009, the number of homes for sale in Gainesville, Georgia fell 20%, this shows inventory falling, this will help lean up the over saturated market. Lake Lanier logainescated in North East Georgia has risen nearly six feet over the last month! The Army Corp of Engineers has decided to allow daytime fishing tournaments to resume on Lake Laneir.
Nightime tournaments are still prohibited because of the low water levels and boating hazards. Lake Lanier would need to rise another 8 feet for the Corp of Engineers to change nightime fishing.
Lake Lanier is now at 1056 feet which is five feet higher than this time last year. This should help many lake-home owners who currently have their homes on Lake Lanier for sale. Currently their are over 150 homes with docks for sale on Lake Lanier, less than 20 are under contract, and the most of the ones that are pending a sale are foreclosures! Now may not be the time where you will see the highest return on you dollar if you are selling a home on Lake Lanier. But now is the time to buy a home on Lake Lanier!! Several buyers are searching for foreclosures for sale in Gainesville , Hall county GA. It is a fact that buying a foreclosure can be a good deal, but is it the best way to buy in this market? Most Buyers don’t realize that several of the homes being sold that are not in distress, short sale or foreclosure are just as good of a deal if not better. Let’s break down buying a foreclosure vs buying a home from a seller. When buying foreclosure you are buying a home with no disclosure about the homes history, as where with a regular resale you get full disclosure and if something was not disclosed you have legal ramifications if needed. When buying a foreclosure you do get low price, but you also buy as is, in most cases the bank will not pay nor make any repairs to the home. If you buy a non bank-owned home you can ask the seller to make repairs or to take the costs off the price…in this market I have seen sellers go above and beyond to get the deal done! Lastly the price, I have several homes that are priced very competitively for this market, in some cases lower than near by foreclosures, however the price lacks luster because it does not have a big Clearance tag feel to it like a bank owned home.
When you set out to start your home shopping remember it does not have to be a foreclosure to be a good deal!
